Return of the Triple-Decker: A Resurgence in Boston's Housing Landscape

Exciting developments are underway in Massachusetts zoning laws, specifically regarding Boston's beloved triple-deckers.

In the heart of the greater Boston area, triple-deckers have long been a staple of multifamily housing, blending seamlessly with the region's quintessential New England architecture. However, a mandate requiring one unit in each triple-decker to be designated as affordable housing had cast a shadow over development prospects. With only two units available at market rate, developers found themselves less incentivized to pursue such projects, resulting in a noticeable slowdown in housing development. Yet, with the recent passage of the MBTA Communities Act, the landscape is set to undergo a transformation.

Under the MBTA Communities Act, MBTA-accessible areas must designate at least one zoning district for mid-sized or large multifamily housing—a mandate with profound implications for urban development. Not only does this signal the potential for expanded zoning districts, but it also opens the door for the development of triple-deckers with all units priced at market rate.

Anderson Porter Design, with a proven track record of successful projects in Somerville and surrounding areas, stands poised to support developments responding to these zoning changes. Our projects always provide affordable units consistent with inclusionary housing policies. Armed with a knowledgeable staff well-versed in zoning laws and permitting requirements, the firm offers comprehensive support to developers, from feasibility studies to full architectural services.

Currently, our team is delving into the ramifications of the MBTA Communities Act, eager to unveil insights that will shape the future of housing.
