How Cambridge Zoning Changes Are Reshaping Housing Possibilities
Cambridge is undergoing a transformation. Recent updates to the city's Affordable Housing Overlay (AHO) have unlocked powerful new development opportunities. Denser, taller, and more affordable housing projects along major corridors, all as-of-right, are now on the horizon. For architects, this is a pivotal moment in design, as our team can now deliver community-focused housing without the repetitive delays of rezoning or special permits.
Cambridge's Affordable Housing Overlay (introduced in 2024) enables 100% affordable residential buildings to be built up to 12 stories, provided they meet specific criteria such as affordability thresholds and transit proximity. This seismic shift in zoning has removed troublesome barriers and streamlined approvals, something that was long overdue in our fast-paced urban environment.
Our Third Street project is a terrific example of this change unfolding. As a result of AHO, the amount of units in this design has been tripled, leveraging the full height allowance that this new zoning has introduced. By going vertical, our plans have created more homes per square foot, as well as a stronger mix of units to closer meet the needs of families of all sizes.
